The future of construction industry is prefab construction, and it’s becoming more prevalent with every passing day. Contractors have realized the importance and advantages of modular construction and therefore have incorporated it into their construction processes. Prefabrication basically involves three major types of construction:
    • Simple Elements: These include columns, beams and other parts of a structure that are manufactured off-site and then transported to the construction site to be bolted into place.
    • Panelised Systems: These include insulation, waterproofing, utilities, and internal and external cladding. They are basically used for walls and are designed in a way that allows for flat pack transportation and quick assembly on the site.

      Modular components were initially made using the same materials as used in traditional construction, mainly steel and concrete, but the modules formed using these materials were very heavy and therefore difficult to assemble and transport. The new generation of modular buildings have offered a solution to these problems. These prefabricated modules are much lighter in weight and stronger in structure.
        Prefabrication has also allowed the homeowners to have high performing acoustic and thermal walls, ceilings, and floors by combining sustainable and durable materials into systems like sandwich panels etc.
          However, the modular construction types are primarily classified as follows:
          • Concrete Modular Buildings The buildings that are made using concrete modules which are assembled on the site afterwards are called concrete modular buildings. The primary feature of these buildings is that they are highly resistant to the course of time. Moreover, they’re very solid and don’t require any thorough maintenance. Also, we cannot skip the good acoustics of these modules. When it’s about construction of a house, concrete modules are a very affordable and durable choice. These modules are suitable for the construction of a single bedroom house to family residences with many bathrooms, terraces, suites, etc.
            • Wood Modular Buildings When we use wood in construction, there’s one thing we’re sure about, i.e. we’re opting for a more ecological and cheaper material. In case of prefab constructions, wood modules usually outstand for their simplicity, due to which they’re one of the most suitable options for natural areas like mountainous areas etc. On the other hand, as wood modules don’t stand the course of time well, they need more thorough maintenance and care. That’s why these wood modules are usually treated with an additional layer of varnish coatings to improve their resistance against weather conditions etc.
              • Steel Modular Buildings Steel constructions are considered as the most modern buildings today. The futuristic aspect that this material offers never goes unnoticed. Their design is eye-catching and at the same time suitable for thermal isolating covers which provides protection to the interior both in the summer and winter.

                  • Eco-friendliness Prefab construction is mostly commended for its sustainability and energy efficiency. Traditional construction methods involve extra materials that lead to more waste. However, as prefabricated modules are constructed in the factory, the leftover materials can be recycled there. Moreover, the controlled environment in a factory leads to more accurate construction, better air filtration, and tighter joints. All this together leads to better wall insulation and improves energy efficiency.
                    • Financial Saving One of the major advantages of prefab construction is financial savings. People may think that custom-made pieces are more expensive, but with prefab construction this is not true. Modular construction takes into account price points and budget, and creates affordable options. Also, as prefab manufacturers get bulk discounts from the suppliers, it somewhat gets tricked down to the cost of the construction project.
                      • Flexibility Prefab construction allows for design flexibility which leads to countless opportunities. Also, prefabricated modules can be easily dissembled and transported to a different site. This considerably reduces the need for raw materials, decreases overall construction time, and minimizes the expended energy.
